Our purchase process

Step 1: Quote and instruction

What you do:

Provide us with initial information regarding your transaction and instruct us to act on your behalf.

What we do:

We will take some basic information on the transaction and provide a quote for our fees. This will also cover standard third party disbursements and Stamp Duty where applicable to give you as much up front information as possible.

Step 2: Initial documents, ID & evidence

What you do:

Send us your completed initial forms, ID and evidence of the source of your funds.

What we do:

Process your documents and liaise with the seller’s solicitors regarding draft legal documents.

Step 3: Searches

What you do:

Send us an initial balance upfront to pay for the searches you require.

What we do:

Upon receipt of your funds we will submit searches.

Step 4: Enquiries

What you do:

There’s little for you to do during this time whilst we wait for responses from the Sellers.

What we do:

Raise enquiries with your Seller’s solicitors and ensure all points are satisfied, we will keep you updated of progress as this can be one of the lengthier parts of the process.

Step 5: Report on title

What you do:

Read our report and ensure you are happy to proceed, at which point it is time to organise the signed contract and deposit.

What we do:

Using all of the information gathered regarding your purchase, we will report to you (and your lender if necessary) with full details about the property

Step 6: Exchange and completion

With all of the above completed, we should now be ready to look at exchange and completion on your property. This means agreeing completion dates and confirming that all parties are ready to proceed.

When comparing quotes from different firms we recommend adding up the total amount payable, including any potential extras shown in the ‘small print’ so that you can compare costs ‘like for like’.  We can confirm that we do not charge additional supplements for items such as:

  • An additional fee if you are buying with a mortgage or for “acting for your lender”.
  • Archiving fees.
  • Postage, photocopying and file storage fees.
