Mount Wise (Guernsey) Limited

Foot Anstey is advising Mount Wise (Guernsey) Limited on the circa £100m redevelopment of the 28.5 acre former Maritime Headquarters at Mount Wise, Plymouth. This mixed-use development, when completed, will comprise 469 new homes, offices, a convenience store, a coffee shop, a restaurant and a cricket pavilion.

The development will also include the conversion of the Grade II listed Admiralty House into a boutique hotel and a huge World War II era bunker into a data centre. Advice has been provided on the disposal of the affordable housing (86 units), grant funding from the Homes and Communities Agency, planning and planning infrastructure agreements, procurement and building contract, and site set up. The first units will be completed in 2011.

We manage this group’s property portfolio including freehold and leasehold titles, landlord and tenant agreements and acquisitions and disposals for around 100 sites around the UK. To help this client efficiently and cost effectively address its property portfolio, we manage a database alerting key dates and landlord and tenant matters.

We dealt with its disposal of a chain of newsagents and are currently dealing with all leasehold and freehold acquisitions and disposals across the country including office premises and print works. We advise in relation to lease renewals and terminations, and other property management matters, such as dilapidation claims.

Tamar Science Park Limited (TSP)

Tamar Science Park Limited (TSP) has been our client since 2002. It is a not- for-profit joint venture company owned by the University of Plymouth and Plymouth City Council. We advised on all matters connected with its ambitious multi-million pound building programme, now in its fourth phase.

The breadth of our work encompassed funding and collaboration agreements, variation of grant funding agreement with the South West RDA, advice on governance and constitution, and planning agreements.

We provided cost and time efficiencies for the client by preparing a bespoke standard form of agreement for its tenants, many of whom have simple “easy in, easy out” leases. We continue to provide support - assisting with estate management and handling the grant of leases, including most recently the lease of buildings to Toshiba Information Systems (UK) Limited and NHS South West Strategic Health Authority.
